    Every project is checked against the same criteria before an investor sees it.

    1. 01

      Land title and rights

      We check ownership, charges and encumbrances in the land registry, and that the developer controls the site through title or a binding agreement.

    2. 02

      Permits and licences

      The planning status is confirmed: the licence is granted, or the route to it is realistic with no open challenge that can stop the works.

    3. 03

      Budget and cost plan

      We review the construction budget, contingency and timeline against market costs, and the sales or exit assumptions behind the numbers.

    4. 04

      Developer track record

      We look at completed projects, the team behind them, financial standing and references. A first-time developer needs a strong partner.

    5. 05

      Deal structure and security

      We check how the capital is secured (mortgage, share pledge, guarantees), its position in the capital stack and a clear exit for the investor.
